Why do Henderson homes cost more than the rest of the valley? Is the difference worth paying?
Those are the two questions nearly every Henderson buyer asks us when looking for Henderson NV homes for sale, so this page answers them first, with current numbers and the trade-offs included.
By the end, you’ll know what your budget buys here, which communities to shortlist, and whether Henderson actually fits your life or just looks good in rankings.
What Henderson Homes For Sale Cost Right Now
Henderson trades at a premium to the valley as a whole.
For example, in early 2026, Henderson’s median home sale price ran roughly $500,000 to $530,000, depending on the month and data source, against the May 2026 Southern Nevada single-family median of $490,000.
You’re paying above the valley median for newer master-planned inventory, distance from the Strip, safety, and some of the strongest schools and parks in Clark County.
What budgets buy in Henderson, Nevada broadly:
- $300,000s: Condos, townhomes, and older single-family homes, mostly in original Henderson (Townsite area) and parts of Green Valley.
- $400,000s to $600,000s: The core of the market. Single-family homes in Green Valley, Whitney Ranch, Cadence, Inspirada, and Sun City Anthem.
- $600,000s to $1M: Larger homes in Anthem, Seven Hills, Madeira Canyon, MacDonald Ranch, and newer Inspirada and Cadence builds.
- $1M to $30M+: Guard-gated luxury homes in MacDonald Highlands, Ascaya, Roma Hills, Anthem Country Club, and Lake Las Vegas. This is some of the most expensive real estate in Nevada, with multiple beds and baths and serious sq ft.

The Case for Henderson NV, and the Case Against It
Why people choose Henderson
It’s Nevada’s second-largest city, incorporated in 1953. Today, it has nearly 370,000 residents, and it has repeatedly ranked among the safest large cities in America in independent studies.
Master-planned communities like Green Valley, Anthem, Inspirada, and Cadence were built around parks, trails, and schools. The Water Street District downtown keeps adding restaurants and events.
Healthcare is strong with Henderson Hospital and St. Rose Dominican. For families and retirees, the package is hard to beat in the Southwest.
Why Henderson might not be your answer
You pay more per square foot than in North Las Vegas or much of Las Vegas, and entry-level inventory is thinner. HOA and master-plan fees are common, and in amenity-heavy communities, they’re meaningful, so budget for them.
Commutes to the northwest valley or to Nellis AFB run long, and buyers expecting nightlife will find Henderson quieter by design.
If your priority is maximum house for minimum money, look at our North Las Vegas page before deciding. If your priority is walkable urban energy, the Strip corridor or Downtown Las Vegas fits better.
We’d rather lose a Henderson sale than put you in the wrong city and leave you stuck with a higher mortgage. That’s not a slogan; it’s just better than an unhappy client.
