The Ridges is located in the southwestern part of Summerlin among the foothills of the Red Rock Canyon National Conservation Area.

The community offers residents convenience, privacy, and safety in addition to sweeping views of the Red Rock Canyon wilderness to the west and the Las Vegas Valley to the east.

Despite The Ridges’ exclusive setting, residents are still fairly close to Summerlin and its numerous amenities, which are only a 10-minute drive away.

Brief History Of The Ridges And Summerlin Las Vegas

Created in 2000, The Ridges Las Vegas was (and still is) the ultimate addition to the Summerlin master-planned community.

The first neighborhood to be developed in The Ridges was Promontory at The Ridges, which quickly sold its more than 50 ultra-exclusive properties.

Additional neighborhoods soon followed, attracting affluent residents from around the world.

Fun Fact: The Ridges Construction Began When Summerlin Was 10 Years Old

Although neither The Ridges nor the greater Summerlin master-planned community is that old, the history of Summerlin dates all the way back to the 1950s.

When Howard Hughes Jr. purchased the land in 1952, his original goal was to turn it into an aviation center and relocate his California-based business concerns there.

But plans changed, and the land ended up sitting dormant until 1998, when Summa announced the start of the Summerlin project.

Since then, the master-planned community has seen many changes, such as the completion of the Summerlin Parkway in 1990 and, significantly, the development of The Ridges in 2000.

Development in Summerlin is still ongoing and won’t conclude until 2030.

The Ridges is home to 14 upscale neighborhoods. They are as follows:

Topaz Ridge

What sets Topaz Ridge apart from other neighborhoods in The Ridges is that it only offers single-story homes.

Don’t let these single-story properties fool you, though. All of the homes in Topaz Ridge are luxurious and come with many customized features, such as outdoor kitchens and courtyards.

Homes in the neighborhood range in price from less than $1MM to well over $3MM.

Falcon Ridge

While Falcon Ridge is one of the newer developments in The Ridges, it still maintains the same excellent standard of quality that older developments in the community have.

With more than 60 homesites and robust prices ranging from $2.5 million to nearly $7.5 million, buyers here have incredible opportunities to secure their luxury dream home. Our opinion is that the homes in Falcon Ridge are miles ahead of what you will find in most other parts of Las Vegas.

One perk of living in Falcon Ridge is that it’s located close to Club Ridges, allowing residents to easily access the club’s fitness center, swimming pool, tennis courts, and more.

Boulder Ridge

Boulder Ridge has some of the best homes in the entire Summerlin community, hence why the neighborhood has such a high average price point.

The average price for homes in Boulder Ridge is $4MM, although you can find homes that range anywhere from $1MM to $8MM.

The homes in Boulder Ridge were built by luxury home builder Christopher Homes and range in size from 4,000 square feet to 6,000 square feet.

Sterling Ridge

If you’re looking for a spacious home in the sub-$2MM domain, then Sterling Ridge is worth considering.

Homes here average around $1.5MM and range in size from 3,500 square feet to 5,000 square feet.

Sterling Ridge homes are contemporary and artistically designed to fit naturally into the surrounding desert landscape.

The variety and customization options available to homeowners in Sterling Ridge mean that residents get to enjoy unique and interesting features, such as theater rooms, wine cellars, and in-home gyms.

While every home in Sterling Ridge has custom components, some buyers may have the option to secure specially upgraded properties from William Lyon Homes.

Silver Ridge

Silver Ridge is the perfect neighborhood if you’re looking for a large, contemporary-style home with custom features, such as a fireplace, guest suite, and extra-large foyer.

Home sizes in the neighborhood range between 3,500 square feet and 5,000 square feet. And all homes are built with luxury in mind, hence why you’ll encounter prices of $1MM plus.

Lots in Silver Ridge start at 1/4 of an acre and go as large as 1 acre in size.

Fairway Hills

Fairway Hills is a great money-saving option for those who want a luxurious dwelling in the sub-$3MM domain.

Properties in the development range from $700k to $2MM, making the neighborhood quite cost-friendly compared to other areas in The Ridges.

If you’re thinking about getting a home in Fairway Hills, please keep in mind that it only offers semi-custom townhomes. For single and multi-family homes, you’ll want to look elsewhere in the community.

The townhomes at Fairway Hills range between 2,000 square feet and 3,000 square feet.

As with all properties in The Ridges, residents of Fairway Hills have quick access to Summerlin’s diverse amenities.

Arrowhead

Arrowhead is one of the top neighborhoods in The Ridges due to its immaculate, fully-custom homes and large lot sizes.

Lots in the development are considerably larger than in the rest of The Ridges. In fact, the average lot size in Arrowhead is about 2/3 of an acre, while in The Ridges, it’s only about 1/2 an acre.

Some lots in Arrowhead even run as high as 1.5 acres, making them especially appealing to families that are looking for lots of space.

Azure

As one of the larger neighborhoods in The Ridges, Azure has options available to families that are looking to save as well as those looking to splurge.

Prices here range from the sub-$2MM space to well over $7MM and come in a variety of sizes—from 3,000 square feet at the low end to a massive 12,000 square feet at the high end of the spectrum.

Lot sizes range from 1/4 of an acre to a full 1 acre.

As with all neighborhoods in The Ridges, residents of Azure have access to all of Summerlin’s amenities in addition to the local Club Ridges facility.

Promontory At The Ridges

As the first neighborhood to be developed in The Ridges, Promontory At The Ridges might be the most well-known development in the entire community…and for a good reason.

It is one of the most prestigious and expensive neighborhoods in the United States and boasts a wide variety of luxury mansions with amazing custom features.

The average listing price in Promontory is $6.5MM, although some homes cost substantially more than that.

The smallest homes in Promontory are 3,000 square feet, while the largest are a massive 20,000 square feet.

Promontory At The Ridges is located in the northern part of The Ridges, is guard gated, and is the perfect place for affluent families that want a safe, upscale nest in the Las Vegas area.

The Pointe

As the smallest and most exclusive neighborhood in The Ridges, The Pointe is where the community’s most luxurious homes are to be found.

The Pointe’s ultra-fancy mansions are not cheap and cost anywhere from $5MM to $30MM. Meanwhile, home sizes range from 8,000 square feet to 15,000 square feet.

One perk of living in The Pointe is that it’s located at the highest elevation of any neighborhood in The Ridges and thus provides residents with unbeatable views.

As with all neighborhoods in The Ridges, The Pointe is located close to the Bear’s Best Golf Course and the Club Ridges facility.

Redhawk

As one of the larger neighborhoods in The Ridges, Redhawk’s 80 luxury homesites offer a lot of diversity to families that want to invest in their dream home.

The average cost of a home in Redhawk is approximately $6.5MM—a price that is easily justified by the immense size and extensive customization features available to residents.

Homes in Redhawk range between 4,000 square feet and 13,000 square feet. Lots, meanwhile, run anywhere from 1/3 of an acre to 1 full acre.

Rimrock

As one of the more exclusive neighborhoods in The Ridges with only 21 homesites, Rimrock is a compelling draw to families and individuals who want to enjoy the finer things in life.

The neighborhood is not only exclusive but also has some of the more spacious homes within The Ridges community, with home sizes ranging between 5,000 square feet and 11,000 square feet.

The average price of a home in Rimrock is around $6MM.

Fairway Pointe

Fairway Point hasn’t been completed yet, and at present only townhomes are available as resale there.

When the neighborhood is finished, we expect Fairway Pointe to be a great place to live, especially for those who enjoy nature-based activities.

Future residents of Fairway Pointe will have access to over 100 miles of trails and plenty of nearby recreational opportunities.
