1. Promenade at the Meadows

Promenade at the Meadows is an active adult community that was built in the late 80s, with construction concluding in 1990. It has a 24-hour guard gate, which offers privacy and security to residents.

The community is located off South Decatur Boulevard and Meadows Lane, with Interstate 95 only half a mile away. The North Las Vegas Airport is about a 13-minute drive north.

Promenade is about 8.5 miles from Sunrise Hospital and Medical Center.

There are only 188 residences in this community, making it a select spot for retirees.

Properties are single-story, single-family homes and townhomes. There are lots of two-bedroom, two-bathroom, two-car garage models. Covered entryways and covered patios are common home features in Promenade.

Townhome sizes: ~1,250 to ~1,700 square feet.

Amenities Promenade at the Meadows

Unlike several of the other 55+ communities on this list, Promenade at the Meadows is actually located within the city of Las Vegas. This gives Promenade residents quick access to the city’s huge selection of shopping and entertainment. This includes the Las Vegas Strip, which is about 7 to 8 miles to the east.

For closer shopping, Promenade is ~1.5 miles from Meadows Mall. Meanwhile, nature lovers will appreciate the community’s close proximity to the famous Springs Preserve.

Other nearby destinations include Marianas Supermarket, Bill and Lillie Heinrich YMCA, and Arizona Charlies Decatur.

Within the community, residents have access to a clubhouse with billiards, an outdoor pool, and two shuffleboard courts. A variety of activities and events are coordinated by the community’s activity director.

Summerlin Retirement Communities

Summerlin has a ton to offer, which is why it’s the go-to destination for many Las Vegas area retirees.

Amenities in Summerlin are numerous and include groceries, general shopping, medical, restaurants, entertainment options, and more.

Within Summerlin, there are walking and bike paths, several top-quality golf courses, and other recreational opportunities.

2. Sun City Summerlin

Sun City Summerlin is a 55+ active adult resort community that was created by Del Webb in 1989.


Sun City Summerlin is located on the western edge of the Las Vegas area, north of Summerlin and west of Desert Shores. The 215 Beltway runs directly past Sun City Summerlin on its western edge, while Summerlin Parkway intersects with the community’s southern portion.

West of Sun City Summerlin is the gorgeous Red Rock Canyon National Conservation Area.

Hospital Proximity

Sun City Summerlin is about 10 to 15 minutes from MountainView Hospital, depending on where you’re located in the community.

Sun City Summerlin is a large community with 7,779 homes spread across 2,400 acres.

Amenities Sun City Summerlin

Sun City Summerlin is known for its excellent amenities, thanks to its proximity to Downtown Summerlin, which has a plethora of shopping options, top-notch restaurants, and entertainment venues.

Additionally, residents have access to Sun City Summerlin’s four clubhouses and three beautiful golf courses. The golf courses are Palm Valley Golf Course, Highland Falls Golf Club, and Eagle Crest Golf Course.

Not into golf but still love the outdoors? Sun City Summerlin offers breathtaking views and opportunities for outdoor adventures, as it is nestled near the Spring Mountain Range and Red Rock Canyon.

3. Siena – Sun Colony of Summerlin

Siena, also known as Sun Colony of Summerlin, is a 667-acre community that was started in the year 2000 and completed in 2006.

This is a 55+ age community for active adults who want a gated getaway from the rush of Las Vegas and the busier Summerlin areas.


Siena is located within Summerlin South and is only about a mile from the 215 Bruce Woodbury Beltway. This means residents have a quick shot to W Charleston Blvd, which they can take to The Strip and Downtown Las Vegas. Residents can also take the beltway south to Interstate 15.

West of Siena is the beautiful Red Rock Campground, Red Rock Canyon Overlook, and miles of preserved wilderness area.

East of Siena about 6 miles is Spring Valley.

The Siena community stretches from north-south from Flamingo Road to Tropicana Avene and east-west from Town Center Drive to Hualapai Way.

Amenities Siena

Like other communities in Summerlin, Siena benefits from Summerlin’s world-class amenities. Downtown Summerlin is only 4 to 5 miles away.

For outdoor recreation, the Red Rock Canyon National Conservation Area is right at Siena’s doorstep, only 10 minutes away.

Within the community, residents enjoy the spacious 39,000-square-foot Community Center, a hub for social activities. The Community Center has a library, computer room, arts and crafts room, ceramics room, music room, billiards room, and three game rooms.

Residents also have access to Siena Health and Fitness Center, which is 16,000 square feet and comes with both a heated indoor pool and a heated outdoor pool. The fitness center has a salon and day spa, as well as cardio equipment and weight-lifting equipment. Bocce ball, tennis, pickleball, and horseshoes are available as well.

At the heart of the community is the impressive Siena Golf Course, a well-maintained 18-hole course. With its verdant fairways, challenging bunkers, and scenic views of the Las Vegas skyline and mountains, the course is a welcome treat for Siena residents.

Henderson, NV Retirement Communities

Henderson, Nevada, is a vibrant city located just southeast of Las Vegas. As the second-largest city in Nevada, Henderson has several amenities that attract both tourists and new residents alike.

Henderson’s proximity to Las Vegas also provides access to world-class entertainment and nightlife, yet Henderson maintains a special family-oriented atmosphere, making it a top choice for families and retirees.

Today, Henderson is recognized for its high standard of living and thriving business environment.

4. Sun City Anthem

Sun City Anthem is an active adult community that was developed by Del Webb from 1998 to 2008.


Sun City Anthem is located in the southern portion of the larger Anthem master planned community. This puts it very close to Black Mountain Trailhead, North McCullough Wilderness, and Sloan Canyon National Conservation Area.

Nature lovers will love Sun City Anthem, as will anyone looking for space and distance from the dense Las Vegas and Henderson city centers.

Sun City Anthem is quietly tucked away in the southern portion of Henderson, putting it about 20 minutes from Downtown Henderson, 25 minutes from the Las Vegas Strip, and 30 minutes from Downtown Las Vegas.

This facility features an array of amenities designed for an active and social lifestyle. Of special note is Anthem Wellness, a massage therapy studio located inside Anthem Center, where residents can benefit from relaxation and rejuvenation within the comfort of their community.

Anthem Center also houses two swimming pools, one indoor and one outdoor, providing year-round opportunities for water-based fitness and leisure. Additionally, Anthem Center has a computer lab, event and meeting rooms, and a grand ballroom.

North Las Vegas Retirement Communities

Living in North Las Vegas is a great choice for those who want to get away from the crowded and fast-paced Las Vegas lifestyle.

Although North Las Vegas is located away from Las Vegas, Summerlin, and the busier areas of Henderson, it still offers plenty of amenities to residents. These include all your shopping necessities through Walmart and Costco and a respectable selection of shops and restaurants.

5. Sun City Aliante – Retirement Community in North Las Vegas

Sun City Aliante is a 1,000-acre active adult community developed by Del Webb from 2003 to 2008. It is part of the larger Aliante master-planned community.


Sun City Aliante is located in North Las Vegas, about 3 miles east of Tule Springs and half a mile from the 215 Beltway. Sun City Aliante’s close proximity to the beltway gives residents quick access to Las Vegas’s main traffic veins.

Downtown Las Vegas is about a 20-minute drive south, while the Las Vegas Strip is approximately 25 minutes away.

The Sun City Aliante Community Association offers a comprehensive suite of amenities, such as the kitchen, the Grand View Room for conversation, a TV room, and a billiards area. There’s a Fireplace Room for games and casual gatherings, an Activities Room, and a Conference Room. The Social Hall houses ping pong tables. There are three arts and crafts rooms. And the Vista Room is used for movies, seminars, and dances.

The facility also includes a Computer Room, a Library, and a fitness room equipped with weight machines, free weights, cardio machines, and exercise bikes. An aerobics room, indoor lap pool, dry sauna, and spa are also available.

The exterior offers a patio near the pool area, bocce courts, tennis and basketball courts, and horseshoe pits, all within proximity to the Sun City Aliante Pickleball Courts.
