  • A healthy market historically sits around 10,000 to 12,000 homes, though a “new normal” might range from 7,000 to 10,000 homes.

Despite rising prices—particularly in luxury real estate—Jacob highlighted continued opportunities for negotiation in moderately priced single-family homes, townhomes, and condos.
