In fact, there are only a handful of communities in Las Vegas where $1MM+ homes are to be found.

Million Dollar Homes in Las Vegas
Our $1MM+ community list starts with areas near Downtown Las Vegas, then branches outward to cover the entire Las Vegas area.
1. Rancho Oakey
Occasionally, $1MM+ homes become available in Rancho Oakey, with prices usually running for $2.5MM or higher.
These prices are justified, given the size of the homes and Rancho Oakey’s close proximity to Downtown Las Vegas and the Arts District. Homes in the neighborhood have at minimum three bedrooms and as many as seven.
The Springs Preserve nature area, University Medical Center, and Bob Baskin Park are all located within the Rancho Oakey neighborhood.
Rancho Circle and Rancho Bel Air, which are also located within the greater Rancho Oakey neighborhood, are guard-gated.
2. Winchester
Winchester is an unincorporated town just south of Downtown South Las Vegas. Part of the Las Vegas Strip runs through Winchester, which drives up property prices in the community’s western half.
The Turnberry Place condominium complex is located on the western side of Winchester and has properties ranging from $2.5MM to $8MM+.
The eastern portion of Winchester is much more cost-friendly and has a walkable, middle-class neighborhood that offers enough distance from the high energy of The Strip to be appealing to families.
Winchester offers numerous amenities due to its close proximity to the Las Vegas Strip.
The Sunrise Hospital and Medical Center, the famous Circus Circus Hotel and Casino, Westgate Las Vegas Resort & Casino, and SAHARA Las Vegas are all located within Winchester.
3. Paradise
Home prices in Paradise range from $1MM to $5MM+, which isn’t surprising since Paradise has some gorgeous estates.
Some estates in the community are more than 9,000 square feet and come with 5 or more bedrooms and as many as 9 bathrooms.
Paradise encompasses a fairly large area, including University District, Silverado Ranch, and a large part of the Las Vegas Strip, which means amenities are numerous.

- Desert Springs Hospital Medical Center
- Grocery shopping
- Hardware stores
- Restaurants
- Entertainment venues
- Sunset Park
Well-known establishments include:
- Wynn Las Vegas
- Palms Casino Resort
- The Venetian Las Vegas
- Bellagio Hotel & Casino
- ARIA Resort & Casino
- MGM Grand
- Luxor Hotel & Casino
The western side of Paradise is largely reserved for commercial use, while the eastern portion is largely residential.
4. The Lakes Las Vegas
The Lakes is a master-planned community with a wide range of home prices, running from $1MM to $9MM.
Some Estates in The Lakes have as many as 8 bedrooms and 9 bathrooms, while square footage can exceed 15,000 square feet.
The eastern part of The Lakes belongs to Spring Valley, while West Sahara is within Las Vegas city limits.
5. Canyon Gate
Canyon Gate is a guard-gated golf course community centered around the Canyon Gate Country Club.
There are a number of $1MM+ homes here, with the most expensive maxing out at around $3MM.
Some of the homes in Canyon Gate have as many as 6 bedrooms and 7 bathrooms.
6. Stonebridge, Summerlin
Stonebridge is a community located in western Summerlin, with homes reaching as high as $1.5MM+. The community’s higher-priced luxury homes are located in the outer neighborhoods.
Home styles and floor plans are diverse, although designs tend to be modern and complement the desert landscape. The views are magnificent in Stonebridge.
The Stonebridge community is quite exclusive, thanks to its location on the western edge of Summerlin. Some of the community’s neighborhoods are guard-gated and feature clubhouses, fitness centers, pools, and more.
Despite Stonebridge’s exclusive location, it offers several amenities to residents, including a nearby shopping plaza and grocery store. Both of these are about a five-minute drive away.
10 minutes away is Downtown Summerlin, the Red Rock Casino Resort and Spa, and several other amenities.
Outdoor Activities in Stonebridge
Stonebridge residents have quick access to Red Rock Canyon and opportunities for outdoor activities, such as hiking and biking.
There is also Stonebridge Park.
7. TPC Summerlin, Billionaire’s Row, and The Hills
TPC Summerlin is a golf club located right next to the famous Enclave Court, otherwise known as Billionaire’s Row.
The TPC Summerlin golf course surrounds Enclave Court’s 9 luxury homesites, offering spectacular views to residents. Some of the homes here are $10MM+.
Also close to TPC Summerlin is The Hills in Summerlin, which was built in the early 90s and is Summerlin’s first village.
The 394-acre village offers several amenities toward the east, including Whole Foods Market. MountainView Hospital is approximately 10 minutes away, as is US-95.
To the west of The Hills is the Trails Village Center, a shopping mall with grocery shopping, a few restaurants, and doctor’s offices.
8. The Summit Club
The Summit is a private golf course community in Summerlin with some of the finest homes in the entire city.
Finding a home in The Summit Club is difficult, as it has a limited number of properties, which run as high as $19MM.
The community’s residents benefit from 24/7 security and residential services.
9. The Ridges Las Vegas
While some homes in The Ridges fall within the sub-$1MM range, there are many that are much more expensive.
The Ridges has over 40 homes at present (Feb, 2023) that range in price from $1MM to $20MM. Some of the homes come with as many as 7 bedrooms and 11 bathrooms and are more than 10,000 square feet in size.
The largest luxury homes in the Ridges are at The Pointe, which is located in the community’s northwestern area.
The Ridges is perhaps the best-known upscale community in the entire Las Vegas area due to its jaw-dropping homes and high-altitude views. You can see all the way to the Las Vegas Strip from The Ridges in certain spots.
The Ridges is a 24-hour guard-gated community with active security.
10. MacDonald Highlands
MacDonald Highlands is a 1200-acre, guard-gated community in southeast Henderson.
Home prices frequently surpass $1MM and run as high as $20MM.
Some of the community’s estates are very large (10,000 square feet or more), and the largest estates have upwards of 6 bedrooms and 7 bathrooms.
MacDonald Highlands is one of the nicer areas in Henderson and features some stunning luxury homes on elevated lots.
The community boasts top-quality builders like Blue Heron and Christopher Homes.
MacDonald Highlands Amenities
Amenities in MacDonald Highlands include the Dragon Ridge Country Club and Dragon Ridge Fitness Center. Just outside the community are restaurants and shopping. The District at Green Valley Ranch shopping mall is also only 10 minutes away.
